What utilities are included in my lease?  
Water & Sewerage, Pest Control, and Trash Removal are included in the rent. Residents are responsible for their own electricity, cable, and internet.

What kind of pets do you allow and what fees are involved?
Pets are accepted; only non-violent breeds under 50lbs. A non-refundable pet fee of $500 is required per dog and $300 per cat.  Pet fees are not required for service animals.

What are the income and credit qualifications?
Total monthly household income (gross) must be at least two and a half (2.5) times the amount of the apartment’s rental rate.  Proof of income is required. (i.e. pay stubs, tax documents, letters of employment) No unpaid rental related debt, no rental judgments or bankruptcies within the last twelve (12) months. Must pass third party credit screening.

Is my security deposit totally refundable? If the apartment is left in a good clean move-in condition, the deposit will be refunded as long as lease terms were met. Along with a refundable security deposit, we also charge a non-refundable $200 redecoration fee that covers anticipated damages such as holes in walls from hanging art and shelves, mounted tv's, basic wear and tear, etc.

How long is the term of the lease? Do you accept leases for short term leases?

We offer a 3-18 month leases. Yes, as long as it is a 3 month minimum.


Am I required to have renters insurance?
Management’s property insurance does not cover any Resident furniture, clothing or other personal property.  Residents are hereby advised to procure renter’s insurance to protect their personal property.

Do you offer furnished or corporate apartments?
We offer the finest selection of fully-furnished corporate apartments

If I need something repaired in my apartment, how do I get it fixed?
We offer 24-Hour emergency on call maintenance services available via our after hours phone service or via our website during business hours.

When is my rent payment due? How can I pay my rent? Rent is due on the 1st of the month. You can pay rent online via our Resident Portal, or via check or money order at our on-site leasing office.

What day am I liable for a late charge?
All rent must be paid by the 5th of the month, on the 6th a late charge will be added. If rent is still not paid by the close of business hours on the 10th, a second late fee is charged on the 11th.

Do you have parking? We have in building reserved garage parking.

Does the property offer a fitness center?
We have a state-of-the-art fitness & health center including cardio and strength training equipment.

Does the property have a swimming pool?
We feature a one-of-a-kind above deck pool with in-water lounge areas and additional sundeck seating along with an outdoor kitchen with natural gas barbecue grilling stations
